Before a project can be designed or financed, it needs a site that actually works — one that's zoned or zonable for the intended use, physically buildable, and acceptable to the surrounding community. HC Real Estate Services leads this phase, working with land-use attorneys, civil and environmental engineers, and local planning staff as a single team rather than handing the project off between separate vendors.
Identifying, evaluating, and securing sites that fit a project's program, budget, and timeline, working with brokers, landowners, and local jurisdictions.
Navigating rezoning, conditional-use permits, and variance processes with land-use attorneys and city or county planning staff.
Market, financial, and physical feasibility studies — including environmental, soil, and survey work — carried out with outside engineering and environmental consultants.
Coordinating with neighborhood groups, local officials, and community partners so a project has support before it breaks ground.
Working as one team. On both Hues Hope initiatives, this phase runs alongside land-use counsel, civil and environmental engineers, and local planning staff — one coordinated team, not a chain of separate vendors.
